A pre-sold is a property that is not yet built, but a floorplan and design is already created and approved. A purchase price is negotiated between the builder and the buyer that includes both the land and all the improvements on the land.
That price is then put into a contract and with that price buyers get to select some finishes in their home within the IBC home selection packages.
IBC is the seller and they will build the house.
IBC owns the lot.

IBC can either own the lot already or the buyer can work with IBC in purchasing a lot of the buyer's choice.
IBC has various floor-plans and model homes selected in their portfolio. They work with the buyer in modifying a home that is within their specs and price budget.

IBC is responsible. They coordinate with utility companies to have utilities installed. They are also responsible for paying the utility bills until the sale closes.
In many cases, the buyer may select many of the interior components including: flooring, paint colors, doors, fixtures, etc. The buyer MAY NOT select room designs which have been previously made by IBC with their plans. The buyer MAY NOT select where anything is going to go. The light fixtures will be placed according to IBC's design plan, just an example.
Please Note: The buyer selects from IBC samples. If the buyer wants to have any selections upgraded and installed different from IBC samples -- the buyer may opt to pay for this out-of-pocket and it may delay building time.
IBC is responsible for the design of the exterior of the home and has already made the exterior part of the original design. Buyers may be able to select paint colors, light fixtures, but they MAY NOT be able to change the foot-print of the property, or make other alterations of the pre-existing design plans.
IBC is responsible for all cost incurred up to the close of escrow. Excluding buyer upgrades.
Moving day is always fun! During the pre-sold process the buyers will be working on getting financing for their new home. Pre-sold properties typically take 6-9 months after breaking ground. Once complete and IBC has received the Certificate of Occupancy and the buyer has funding. IBC will close ecrow and hand over the keys to the new home owners.
